Landlord information

Questions landlords ask us

What we do, how we charge and how we work - in plain answers.

Answers checked on 27/10/2026. Legal points are general information for landlords in Wales, not legal advice for your circumstances.

What does your fully managed service include?

Finding the contract holder (marketing, accompanied viewings and referencing), the occupation contract and its written statement, the inventory and condition report, deposit protection with the DPS, then rent monitoring and arrears letters, a monthly statement, repairs and contractors, routine inspections, certificate renewals, check-out and the return of the deposit.

See our landlord service.

How much do you charge?

Our full scale of charges is published on our fees page, with every amount shown before and including VAT. Nothing is charged until a contract holder is found, and the monthly management commission is invoiced only on rent you have actually received.

See Landlord fees.

Do you collect or hold the rent?

No. The contract holder pays the rent directly to you, and we invoice our fees separately. We hold no client money, and deposits are held by the Deposit Protection Service.

Do you add a mark-up to contractors' invoices?

No. Certificates, safety checks and repairs are invoiced to you directly by the contractor at cost. We take no mark-up, commission or referral fee from any contractor.

Which areas do you cover?

Cardiff, Penarth, Barry and the wider Vale of Glamorgan, Caerphilly County Borough and Carmarthen.

See Areas we cover.

Are you licensed?

Yes. We are licensed by Rent Smart Wales (agent licence LR-75125-08852), members of the Property Redress Scheme (PRS031000) and of the National Residential Landlords Association, and we protect deposits with the Deposit Protection Service.

See Client protection.

Do I need a Rent Smart Wales licence if you manage my property?

Every landlord of a rented home in Wales must register with Rent Smart Wales. If a licensed agent carries out all of the letting and management for you, you need to register, but you do not need a licence yourself.

See sections 4 and 7 of the Housing (Wales) Act 2014, and Rent Smart Wales.

Can you let my property without managing it?

Yes. We offer Let Only and contract-pack services for landlords who manage their property themselves; the charges for each are on our fees page.

See If you manage the property yourself.

How do I end the agreement with you?

One month's written notice from either party. There is no charge for ending it, other than an early ending top-up if the agreement ends within the first 12 months of the first contract we arranged; the fees page sets out how that is worked out.

Do you sell property?

No. We let and manage residential property only.

Do you have an office I can visit?

We work by appointment and have no public office. Call us on 07522 146142 or email info@rochefortshugar.com and we will arrange to meet you, usually at the property.

See Contact us.

What should I check before I let a property in Wales?

The deposit must be protected and the prescribed information given within 30 days of receiving it, and the written statement of the occupation contract must be given within 14 days of the occupation date. Our free compliance check covers these and the other things landlords most often get wrong.

See the 30-day deposit rule and the written statement and the 14 days.
