Guide for landlords

The written statement in Wales - and why 14 days matters

Every occupation contract in Wales needs a written statement, and the clock starts on the day the contract holder can move in.

Checked against the legislation on 23/09/2026. This is general information for landlords in Wales, not legal advice for your circumstances.

What the law requires

Every contract holder in Wales must be given a written statement of their occupation contract within 14 days of the occupation date.

What happens if it is late

If it is late, the contract holder can claim a day's rent for every day it is missing, up to two months' rent.

And you cannot give a no-fault notice until six months after the statement is finally provided - the delay follows you to the end of the contract.

Where to read more

The rules are in the Renting Homes (Wales) Act 2016. When we manage a property, we prepare and issue the written statement as part of the occupation contract pack.
