Scale of Charges
VAT-inclusive totals are shown alongside the underlying charge wherever possible.

| Pre-Contract Setup Charge | The greater of (a) £350 plus VAT (£420 including VAT); or (b) 25% of the first month's rent plus £50 for deposit protection, all plus VAT. A one-off charge per new Occupation Contract that includes deposit protection and the inventory (see note below). |
| Management Commission | 10% of each monthly rent, plus VAT at the prevailing rate (currently 20%) – that is, 12% including VAT. |
| Contract Renewal | £62.50 plus VAT (£75 including VAT), charged each time an Occupation Contract is renewed. |
| Contract Statement of Variation | £75 plus VAT (£90 including VAT) per occupation contract, charged each time a variation is prepared and served – whether requested by the Landlord or required by a change in the law. Where a variation arises from an unexpected change in legislation, the Agent will discuss it with the Landlord first. |
| Insurance Claim Handling (if instructed in writing) | 15% of the claim value plus VAT (currently 20%), subject to a minimum fee of £120 including VAT. |
All fees show VAT in line with Rent Smart Wales fee-display rules. Where a fee is shown as ‘plus VAT’, VAT at the prevailing rate (currently 20%) is added to the figure shown. Worked example for commission: on £1,000pcm rent at 10%, the Agent invoices £100 plus £20 VAT – a total of £120 including VAT. To convert a net commission rate to the inclusive figure, multiply by 1.2 (for example 5% → 6%, 10% → 12%).
The Pre-Contract Setup Charge covers: marketing and advertising the property; accompanied viewings; Contract Holder referencing and credit checks; preparing and issuing the Occupation Contract pack; the independent inventory or Condition Report; managing the move-in (keys, meter readings, and utility and council-tax notifications); and registering and protecting the deposit with the DPS, including serving the prescribed information. There are no separate charges for the inventory or for deposit protection.
